Bahama Village Docks, Real Estate, Sales and Transfer Information

Who Are We?

Bahama Village Docks, Inc. (BVD) (Telephone (619) 423-4657) is a California non-profit mutual benefit corporation set up by a court order 30+ years ago to prevent the boat slips surrounding Bahama Village in Coronado Cays from becoming a commercial marina open to the public from outside of the cays. Bahama Village homeowners and residents have exclusive access to the Bahama Village Docks.  Upon specific Board of Directors approval, vessels of other specified residents of the Coronado Cays may be moored as guests.  

 

Leadership and Management

BVD is managed by a volunteer Board of Directors consisting of seven Class A Members. The Board is responsible for assigning all slips, collecting fees/assessments, paying expenses, and maintaining the dockage systems of slips, gangways, and utility services.

The Property and Ownership
Unlike other marinas or private docks in southern California, the slips of the Bahama Village Docks do not occupy leased property. The BVD slips occupy an easement in perpetuity as described by a Corporation Grant Deed for which a title insurance policy is readily available. The deed and legal description of the property can be found in the County of San Diego, San Diego CA Document-Year 1989 647518.  

 

Membership

There are three levels of membership result in routine access to moorage in Bahama Village Docks.
 

Class 'A' Membership allows exclusive "use" or "reservation" of a moorage slip for a special Class A Member slip use fee.

​

A homeowner may own only two Class A Memberships per property owned in Bahama Village.  Class A Members have a vote in BVD. As of November 2024, 79 homeowners own a total of 105 of the 111 authorized Class 'A' Memberships.

 

The number of Class "A" Memberships in the BVD corporation are permanently set at 111/ That number reflects that there are 111 residences and 111 useable moorings ( slips) in Bahama Village Docks. Only homeowners in Bahama Village can own a Class 'A' Membership in BVD.

 

Bonafide homeowners in the Bahama Village may purchase a Class A Membership from the corporation. Those memberships are priced at $60,000 until 15 November 2025.

​To maintain the facility, all Class 'A' Members pay an annual assessment whether or not a reserved slip is in “use” to moor a boat.

​​

Class B Membership: Bahama Village homeowners who do not own a Class "A" Membership are considered Class "B" members.

Class "C" Membership: Tenants in Bahama Village are considered Class "C" members. 

​​

Class B and C members have no vote in the corporation and may not hold office. However, Class "B" and "C" members are eligible to use a slip in the Bahama Village Docks at market rates. There are 24 homes in Bahama Village that qualify for Class “B” and “C” memberships.

Transfer of Class A Memberships:

Class "A" Memberships may be transferred to a buyer with the sale or transfer of ownership of a home or between current owners of Bahama Village Properties.  BVD Board approval and a payment of a $9000 transfer fee to Bahama Village Docks, Inc is required for all transfers of Class A Memberships.

The sale of a home in Bahama Village results in the removal of the Class A Membership from the former owner.

Slip Use Fees and Assignment

If a slip is “used” to moor a boat, a monthly use fee is assessed based upon the available moorage (not the boat length) and includes water and electrical use.

Class A Members use fees are currently set between $189 to $328 per month depending upon the slip size and capacity,

 

The slip use fees for B and C members use fees for 2025 are between $754 and $1310 per month.

  

Guest Slip Access: Homeowners and lease-holding residents of the Coronado Cays, may be allowed to use a slip as a “Guest” with specific Bahama Village Docks Board of Directors approval. The slip use fees for B and C members for 2025 are between $754 and $1310 per month.

There are approximately 1200 homes in the Coronado Cays that could qualify for "Guest" status.
